Short answer: Your Staten Island home is worth what similar homes nearby have recently sold for, adjusted for condition, size, lot and features. The best estimate comes from a comparative market analysis built on the closest recent sales, not an online algorithm.
Start with the right comparable sales
A comparable sale (a “comp”) should match your home’s type and be close by and recent. A detached single-family home in Great Kills should be compared to other detached homes nearby that sold in the last few months, not to a townhouse a mile away. On Staten Island, property type matters as much as location: single-family, two-family, townhouse, condo and co-op each trade at different prices per square foot.
Adjust for what makes your home different
- Condition and updates. A renovated kitchen and baths can move the price meaningfully. Deferred maintenance moves it the other way.
- Size and layout. Living area, bedrooms and bathrooms, plus finished basements (which buyers value but appraisers treat differently).
- Lot, parking and garage. A driveway or garage is a real advantage on many Staten Island blocks.
- Legal use. A legal two-family is worth more than a home with an unpermitted apartment. Your certificate of occupancy matters.
- Flood zone. Flood insurance costs affect what buyers can pay in some South and East Shore areas.
- Location within the neighborhood. Distance to the SIR, express buses, parks and busy roads.
Why online estimates miss
Automated estimates use public records and recent sales, but they can’t see inside your home. They don’t know about a new roof, a gut-renovated kitchen or a basement that floods. On Staten Island, where homes on the same street can differ a lot, that can put an online estimate tens of thousands of dollars off in either direction.
What the market looks like now
As of fall 2026, the median Staten Island listing price on Realtor.com was about $789,000, and typical days on market have run roughly six to eight weeks. But the median tells you little about one home. Your own comparables matter far more.

Common questions
Is my Zillow estimate accurate?
It’s a starting point. It can’t account for your home’s condition, renovations or legal use, which often matter a lot on Staten Island. A local market analysis is more reliable.
How often do home values change?
Values move with interest rates and inventory. If you’re thinking of selling within a year, refresh your value every few months.
Does a finished basement add value?
Buyers value usable space, but appraisers typically count below-grade space differently than above-grade living area. It helps, just not dollar-for-dollar.
