Selling your home

Sell your Staten Island home with a plan, not a guess.

Pricing built on real Staten Island sales, Coldwell Banker marketing, and an agent who answers the phone.

How I sell homes

Six steps from walk-through to closing

  1. Walk-through and pricing plan

I see the home in person, then show you the comparable sales and a recommended price range, with the reasoning.

  2. Prep list

A short, prioritized list of fixes and staging ideas worth your time and money, and what to skip.

  3. Photos and listing

Professional photos and a virtual tour, written to highlight what Staten Island buyers look for.

  4. Marketing

The Staten Island MLS, coldwellbanker.com and the Coldwell Banker network, Zillow, Realtor.com, social media and open houses.

  5. Weekly updates

Showings, feedback and online activity every week, so you always know where things stand.

  6. Negotiation to closing

I handle offers, inspection and appraisal negotiations, and coordinate with both attorneys and the lender until the keys change hands.

Seller questions

What sellers ask Daniel most

How do you decide what to list my home for?

I pull the closest recent sales of the same type of home, adjust for size, condition, lot, parking and flood zone, and look at what’s active and pending right now. You’ll see every comparable and the reasoning, not just a number.

How long will it take to sell?

It depends on price, condition and season. Well-priced Staten Island homes have recently sold in roughly six to eight weeks on average, and homes priced right from day one tend to sell faster and closer to asking.

Do I need to renovate before selling?

Usually not. Small fixes, decluttering and good photos give the best return. I’ll walk through your home and tell you what’s worth doing and what isn’t.

What will I pay at closing?

Commission (negotiable), NYC and NYS transfer taxes, your attorney and any mortgage payoff. The seller calculator in the closing costs guide gives you an estimate in a minute.

Can you help me sell and buy at the same time?

Yes. I’ve coordinated simultaneous sales and purchases for clients, including a co-op sale and purchase in 2026.
